“VIA-S houses” is a company with many years of experience in the production of modular houses. From simple guard modules to sophisticated multi-storey modular complexes, we can build modular houses to suit a wide range of needs. We also take great care to ensure that the houses are energy efficient, as required by modern construction practice. Our modular houses are suitable for all climates and seasons. The well-designed construction, assembly and installation solutions allow modular houses to be installed even in winter. Our goal is to make the building process easier for our customers. Over the years, we have designed and built a new, modern factory to make our daily work more efficient and to improve our production process. As our employees are our greatest asset, it was important for us to create a factory that would make every stage of production easier, as efficient and safe as possible.

The new factory allows us to build 10 modular houses at a time, significantly speeding up the delivery of the final product to the customer.

The strategic location of the factory in the centre of Liepaja is a major advantage, allowing for fast, convenient and cost-effective transport of the modules to the port or any other destination.

VIA-S cooperates with leading developers of construction materials, who guarantee and provide our factory with the highest quality materials, which is essential for the production of quality modular products.

Metal frames are used in the load-bearing structure of our products, which, together with the integration of wooden structures, provide a significant quality advantage and the possibility of moving the house even after several years without any loss of quality. The metal frames are custom-made and have the CE mark, which is an important criterion for quality-conscious customers.

The modular house is delivered with a passport of technical documentation, which contains production drawings, declarations of conformity of materials, supporting certificates and photographic records of the modular construction process.

The modular houses are covered by a 5-year warranty on the modular structures and a 2-year warranty on the modular equipment and materials.

Modular houses are manufactured using a variety of materials for both exterior and interior finish. One of the most popular materials used for the exterior finish is un-planed pine boards. This material is durable, aesthetically pleasing and naturally beautiful. Profiled sheet metal or aluminium composite materials are used for industrial buildings.

Exterior finishes and colour choices can be tailored to customers’ needs and preferences. In many cases, the choice of finishes can also be influenced by city or site-specific requirements for the facade of the house.
Modular houses are delivered with finished interiors. Wood paneling, painted plasterboard or various wall finishes such as laminated particleboard (LPB) or medium-density fiberboard (MDF) are the most popular interior finishes. However, customers can also choose individual design solutions according to their preferences. The house can also be ordered without interior finishes if the customers wish to do this themselves.

Please note that the modular house can also be equipped with furniture (kitchen appliances, cupboards and shelving) at the factory. For furniture design we collaborate with IKEA and various carpenters. This means that you get a finished house with a complete interior, furnished and decorated according to your wishes.

The internal communication systems of the modules are already included in the production processes. We carry out the wiring at the factory, where the final elements such as the sockets and the lighting are installed. The electrical wiring is designed by a certified electrical engineer in accordance with European Union regulations. For added safety, the electrical wires are embedded in corrugated metal under plaster.

We also carry out all internal plumbing and drainage work, including a fully equipped bathroom with final fittings. Water pressure tests and measurements are carried out at the factory to ensure the construction is of the highest quality before the house is delivered to the client.

In order to realise the idea of the client, the implementation of the project includes the following steps:

• Discussion of the idea and the possibilities of its realisation. Customers can visit the VIA-S factory to check out the quality of the manufactured modular houses;
• Drawings and final coordination with the customer;
• Construction of the modular house up to the turnkey;
• Delivery to the customer’s desired location;
• Installation and assembly.

VIA-S is committed to a full cycle construction and delivery process. Our logistics team organises delivery in accordance with national and local haulage regulations, taking care of road permits and ensuring that the modular houses are delivered to the customer at the right time and in the right place.

The installation and assembly of the modules is carried out in accordance with the company’s own instructions. The fact that the modular houses are built in the factory to the highest possible standard (including equipment and furniture) means that the assembly process is kept to a minimum and can take just a few hours to place the house on the prepared foundations.
